198 Renfield Street occupies a prime location in Glasgow city centre, within the historic Renfield Street corridor, originally laid out in the early 19th century as part of the Blythewood Estate expansion. Over the decades, the street evolved into a key commercial and cultural link in the city. As Glasgow City centre regeneration progresses - focusing on increased residential density, vibrant mixed-use development, and an improved public realm.
CDM Stravitec partnered with McAleer & Rushe to transform the site into Broadway Central, a state-of-the-art student accommodation development. Given the dense urban setting, proximity to busy city roads, and the high-density nature of student living, acoustic performance and noise isolation were central design priorities.
The project successfully demonstrates how advanced acoustic engineering, combined with contemporary residential design, can support urban renewal, while setting a high standard for modern student accommodation in major city centres.
To meet stringent acoustic requirements, the building incorporates a bespoke-designed and built acoustic isolation strategy, delivering very high levels of sound insulation between guest rooms and from external noise sources.
To address the primary constraint of limited buildup height, we selected Stravifloor Deck, which can accommodate thin floating slabs, in some cases as thin as 50 mm (2”).
Additionally, to facilitate the installation of prefabricated bathroom pods, we utilised Stravifloor Channel, a customisable dry solution adapted to support the pods' weight and structural requirements.
The internal façade features Stravilink QRC clips, which enable a minimal void while ensuring controlled acoustic decoupling between the SFS light-gauge steel wall and the primary building structure.
Also, for the pods, full structural and wall decoupling was achieved by integrating Stravilink WallFix and Stravilink RHD at the wall base and head, respectively. This complete approach ensures that high-vibration energy from the surrounding city infrastructure is effectively mitigated, creating a serene environment for guests.
The integration of these specialized isolation components allowed the design team to maintain the architectural intent while exceeding the rigorous performance standards required for a quiet urban complex.
