Blackhorse Lane

Blackhorse Lane is a mixed-use development in North-East London incorporating residential, leisure and commercial spaces.
The lower levels of the building accommodate a music venue and a gym, requiring robust vibration isolation to prevent disturbance from both internal activities and external vibration sources, including the nearby London Underground.

CDM Stravitec was engaged to design and supply a floating floor solution for the music venue located in the basement level.
The project presented a particularly demanding combination of acoustic, thermal and structural requirements within a restricted construction depth.

Prior to CDM Stravitec's involvement, alternative solutions had been considered but were unable to successfully integrate the required thermal and acoustic performance within the available build-up and project budget.

The selected Stravifloor Jackup-E solution overcame these constraints, delivering a cost-effective and technically robust solution tailored to the project's requirements. CDM Stravitec supplied approximately 470 m² (5,059 ft²) of Stravifloor Jackup-E floating floor solution.
To meet the project's thermal requirements, a high-performance PIR (Polyisocyanurate) rigid insulation layer was proposed and approved by thermal engineering consultant, have been installed beneath the floating slab.

The Stravifloor Jackup-E supports were mounted on aerated concrete plinths, creating thermal breaks at each support location while preserving the required acoustic performance.

The selected solution successfully combined vibration isolation, thermal efficiency and installation practicality within the available construction depth.
