Located in the heart of Dublin’s historic Liberties district, Newmarket Yards is a landmark build-to-rent residential development that reimagines a former industrial site as a vibrant mixed-use urban community. 

The scheme delivers 413 high-quality one, two and three-bed apartments alongside a 151-bed hotel operated by Premier Inn, extensive amenity spaces, landscaped courtyards and roof terraces, retail units, co-working areas and social hubs - all designed to foster a balanced, connected urban lifestyle.

The development emphasises wellbeing, sustainability and community, featuring wellness spaces such as a spa deck and sauna, dynamic fitness facilities, rooftop gardens, and versatile indoor and outdoor social areas - creating an environment where residents can live, work, relax and connect without leaving the complex.

The communal gym in this mixed-use building posed a significant acoustic challenge. High-impact activities, such as weight training and dynamic exercise classes, risked transmitting noise into the residential units above. 
The project required a solution that could prevent unwanted noise nuisance, while still providing a durable, functional, and aesthetically pleasing fitness surface.

For Newmarket Yards, CDM Stravitec supplied and installed a Stravigym SP acoustic flooring system with Stravigym GympactFloor-T30 finishing tiles throughout the communal gym. 

Specified by the acoustic consultants AWN Consulting Ltd, the Stravigym SP is a panelized floating floor system with full-surface roll-out support, designed to provide continuous impact and vibration isolation across the entire gym area, while enabling a fast and clean installation. The Stravigym GympactFloor-T30 tiles offer a resilient, hard-wearing surface suitable gym activities. This combination ensured that workouts could be enjoyed without disturbing residents, while maintaining a premium finish aligned with the development’s high-end aesthetic.
