SmíchOFF Office Building

SmíchOFF is another asset in the commercial portfolio of Penta, one of the leading real estate investors in the Czech Republic.

The 10.000m² office building is situated in the 5th district of Prague, at an important traffic junction, with metro nearby, tram tracks in front of, and the inner ringroad next to the building. The ringroad just comes out of a tunnel for a connection and then enters another tunnel literally next to the building.

The acoustic study revealed that most of the disturbance will not be coming from the tram tracks, but from road traffic as the vehicles pass over the joint between the
overpass in the junction and tunnel entrance – and that the highest intensity is expected at low frequencies and in horizontal direction.

Further to the specifications of the consultant, 50mm thick Stravibase Lateral solutions were applied on two sides of the building under the ground level to mitigate the intensity of the vibrations.

The building is operational since the end of 2019 and has been awarded the LEED Gold certificate.
